The short version
Brampton files often involve more than one generation, more than one income source or more than one living area. None of that is a problem by itself, but the application has to describe the household and the property honestly.
A registered basement apartment is not the same as family members contributing to expenses. A proposed garden suite is not current rental income. We would separate those pieces before calculating what a lender may actually use.

Brampton’s additional residential unit guidance says second units, third units, and garden suites must be registered with the City. It describes permitted combinations totaling up to three units, subject to zoning, building, and property requirements.
Registration, permits, leases, and deposits help establish which rent exists legally. A proposed unit should be shown as a project with its own cost and completion path, not blended with the income from occupied registered units.

If conservation approval is unresolved, the unit’s timing and value remain uncertain. The broker should not use future rent or completed value as though the approval were already obtained.

A project crossing an indexing date needs a current estimate and a buffer. The equity schedule should also separate City, Regional, and education components instead of carrying an old brochure total.

The refinance uses documented borrower income and only rent the selected lender accepts. Family occupancy is described accurately, not relabelled as rent. The garden suite is a later project requiring municipal and construction evidence, with no future income assumed in the initial approval.

Local questions
These are general answers. The municipality and lender still need to confirm the actual property and transaction.
Not simply because money moves within the household. Lenders distinguish borrower income, formal rent, boarder income, and informal contributions. Describe the occupancy and payments accurately, then apply the lender’s documented policy.
The City publishes configurations totaling up to three units, including specified principal-dwelling and garden-suite arrangements. Property-specific zoning, building, servicing, parking, and conservation requirements still need confirmation.
Brampton requires additional residential units to be registered. Existing-unit history can affect the path, so obtain the City record and speak with Building before representing the suite as legal to a lender or appraiser.
Sometimes, but compare the full cost. Review the first-mortgage rate and penalty, second-mortgage interest and fees, combined payments, term, and a dated exit. Preserving a low first mortgage is not useful if the second has no credible payout route.
Useful records may include tax returns and notices of assessment, business financial statements, bank statements, incorporation or registration records, contracts, and a clear explanation of add-backs. The lender’s program determines which evidence is accepted.
